Average rental yields rise across England & Wales compared to Q2 2025 but majority of regions experience a shorter-term dip
- The North East remains the best-performing region with yields reaching 9.2%
- Six regions continue to deliver yields above 8%
- Higher-yielding regions across the North and Midlands continue to outperform the South
- Purchase activity increased from 33% to 36% quarter-on-quarter, signalling growing landlord confidence
- Professional landlords remain highly active, with the average Fleet landlord borrower now holding 16 investment properties
- Limited companies account for 78% of all borrowing, underlining the ongoing professionalisation of the sector
