Not every property investor needs a separate loan every time a new opportunity appears. Some clients need flexible access to capital over time – for example, for a BTL deposit, auction purchase, refurbishment works, bridging alternative, or future property opportunity. This is where Selina’s Home Equity Line of Credit (HELOC) could be a useful option for the right homeowner client. Selina is a direct lender offering regulated second-charge lending secured against a client’s primary residence or second home. Our HELOC gives eligible clients an approved credit limit which they can draw, repay and redraw during the flexibility period, while only paying interest on the amount they actually use. Key HELOC features include: |

|
For example, a homeowner property investor could be approved for a £300,000 HELOC facility secured against their main residence.
Rather than arranging a separate facility each time, the client could use the HELOC to support: |

The key benefit is flexibility. If the client sells or refinances one property and repays part of the balance, they may be able to reuse the available facility again during the flexibility period. This can be useful where a property investor does not need all the money upfront, but wants capital available when opportunities arise. Selina would not secure against the BTL property itself – the facility would be secured against the client’s main residence or second home. You can view our product guide here. If you have any potential cases you’d like to discuss, please feel free to get in touch. I’d be happy to review the scenario and provide a high-level indicative quote to help you understand whether the case could fit before progressing further.
